Property POA or DLD POA - which one do you need?
These are not rival products, which is why comparing them on price or features gets you nowhere. Property power of attorney is the category: authority over property matters, wherever the property is. The Dubai Land Department page is written for one authority, because DLD publishes what it requires and that is worth a page of its own. If your transaction is at DLD, read the DLD page. If it is property authority more broadly, or property outside Dubai, start with the Property POA page.
The short version
Property POA is about the document and its scope: who may act for you, and exactly which property powers they hold. Selling, buying, leasing, mortgaging and managing are separate powers and none implies another.
The DLD page is about a counter. It exists because Dubai Land Department publishes the documents its transactions require, and one line of that list is the reason a property power of attorney exists at all.
What DLD publishes, and why that earns a page
DLD’s title transfer service lists among its required documents the owner’s UAE ID "or an official power of attorney from the owner in case it is not present in person". It separately lists valid passport copies for non-resident owners, a letter from the transferor, and trade licences for companies. It states the service is delivered at the Land Department main headquarters, with a completion time of 25 minutes, and it publishes its fees - AED 250 per title deed, AED 100 to AED 250 for the map depending on the property type, plus AED 10 knowledge and AED 10 innovation per drawing.
That is an authority describing its own counter, and none of it is true of property powers of attorney generally. A page that can state it is more useful than one that cannot.
What DLD does not publish
Worth stating plainly, because this is where pages on this subject tend to overreach. What DLD publishes is that it accepts an official power of attorney in place of an absent owner. It does not, on that page, publish particular wording the document must contain.
So we do not claim there is a DLD form of words you must match. Where an authority names something - RTA names a scope for vehicle transactions - we quote it. Where it does not, we say so rather than inventing a requirement that sounds authoritative.

Decide from the transaction, not from the title of the page.
- Transferring, registering or dealing with Dubai property at the Land Department: read the DLD page. It carries what DLD itself publishes.
- Property in another emirate: start with Property POA. Requirements there are published by that emirate’s own authority, and we quote only what we have read.
- Still deciding how wide the authority should be - sell, lease, mortgage, manage: that is the Property POA page, and it is the more important decision of the two.

Is a DLD POA a different kind of document?
It is a property power of attorney intended for a Dubai Land Department transaction. The distinction we draw is which authority will receive it, because DLD publishes what it requires and that is worth reading before you prepare anything.
Does DLD require particular wording?
Not that it publishes on its title transfer page. What it publishes is that it accepts an official power of attorney when the owner is not present. We do not state a wording requirement we cannot source.
My property is in Abu Dhabi or Sharjah. Which page?
Property POA. The authority involved will be that emirate’s, not DLD, and we only quote requirements we have read from the authority that publishes them.
