How to verify a UAE power of attorney
There is no single UAE-wide public portal in our SOURCE-REGISTRY that lets you type a power-of-attorney number and learn whether the document is “valid”. What authorities do publish are separate checks: whether seals and signatures have been attested (MOFA), whether a digital document carries a verification mechanism MOFA recognises, whether the grantor can cancel a Dubai Land Department power of attorney through a published free in-person service, whether one emirate publishes a maximum validity period, and whether the wording fits the transaction the receiving counter actually names. “Verify” here means working through those published questions - not inventing a lookup that does not exist.
Several checks, not one portal
A reader asking “how do I verify this power of attorney?” is usually asking one of several different questions at once: are the seals genuine, has it been cancelled, has it expired, and will this counter accept these powers. UAE authorities answer those questions separately, when they answer them at all.
This page maps each check to what an authority publishes and, just as importantly, to what that publication does not prove. Authentication is not acceptance; a cancellation service is not a public status register; a validity cap published in Abu Dhabi is not a Dubai rule.

MOFA: signatures, seals, and digital verification mechanisms
The UAE Ministry of Foreign Affairs describes Documents Attestation as certifying the authenticity of signatures and seals. Those words are the boundary of the service. A completed attestation does not mean the powers inside the document are the right ones, that a translation will be accepted, or that a bank, land department, vehicle authority or foreign receiver will act on it.
Where the document is a supported UAE government digital original, MOFA publishes a digital attestation route for documents that carry a verification mechanism such as a QR code, barcode, link or reference number. That is a route for eligible digital documents - not a general public search page for every power of attorney number in the country.

Scope fit: RTA names wording; DLD names an official POA
Scope is often where a document that looks “verified” still fails. Two Dubai examples from our registry show how differently authorities write the same kind of requirement.
For a vehicle ownership change, RTA states that the legal representative must have a power of attorney stipulating “sale and disposal of vehicles”, and that the representative must be present in person. A broad general power that never uses that published scope can still be refused at that counter.
For title transfer, Dubai Land Department lists among required documents the UAE ID of the owner “or an official power of attorney from the owner in case it is not present in person”. On that published page DLD does not set out required wording the way RTA does. “Official” is the published test; inventing a mandatory clause list for DLD from silence would be dishonest.

Duration where published - and silence elsewhere
Abu Dhabi Judicial Department’s Guidance Manual — Notarisation & Attestation Services (July 2023) states: “The maximum period for the POA validity is 3 calendar years after the date of notarisation”, with the Litigation POA extended to “5 years for lawyers”. That is an Abu Dhabi publication about ADJD notarisation products.
It is not a federal UAE rule and must not be rewritten as “a UAE power of attorney lasts three years”. Dubai’s notary route is governed separately; our registry does not hold a published Dubai maximum duration to quote here, so we stay silent rather than invent one.
When you hold an ADJD-notarised instrument, the manual’s cap is a published fact to check against the date of notarisation. When you hold a Dubai instrument, do not import Abu Dhabi’s number.

Stopping one at Dubai Land Department
DLD publishes a “Power of Attorney cancellation notarization application” as a free service, with a stated completion time of 20 minutes, delivered at the Land Department main headquarters. The published required document is an electronic copy of the UAE ID of the client and the attorney, or a valid passport for non-resident foreigners.
Those are process facts. DLD’s page does not publish a public register you can search to see whether a given power of attorney has already been cancelled. We therefore do not claim that “verification” includes looking up cancellation status online.
When cancellation takes legal effect, and what it does to acts the agent already performed, are not published on that service page. Those questions are counsel-sensitive: this guide stops at the process facts DLD states and does not infer legal effect.

Acceptance by the counter is still separate
Even after seals are attested, a digital mechanism checks out, the instrument is inside a published validity window, and nobody has used the DLD cancellation service, the receiving authority can still refuse the document for its own reasons: missing scope language, wrong party details, language or translation form, attendance rules, or supporting papers that service page lists separately.
MOFA’s own description of attestation - signatures and seals - is the clearest published reminder that authentication and acceptance are different decisions. Treat every counter’s published requirements as their own checklist.
Translation conditions differ by authority
If the document or a supporting paper is not in the language the receiving authority accepts, translation is another verification-shaped question - and it is not one UAE rule. ADJD, MOFA, DLD (for gift registration relationship proof) and RTA (for a corporate export memorandum) each phrase the requirement differently. The Arabic-translation guide holds that four-way comparison; this page only points there so “verify” does not quietly assume one federal translation label.
Practical checklist
Work through the published checks that apply to your document and counter. Skip inventing a portal step that does not exist.
- Confirm there is no single UAE-wide “verify this POA number” portal in our sources - plan separate checks instead.
- If seals/signatures matter for the journey, read MOFA’s attestation description: authenticity of signatures and seals, not approval of powers.
- If the original is a supported UAE government digital document, check whether it carries a QR code, barcode, link or reference number MOFA’s digital route recognises.
- Match scope to the receiving authority: RTA’s published “sale and disposal of vehicles” wording for ownership change; DLD’s “official power of attorney” language for absent-owner title transfer - without inventing DLD wording DLD did not publish.
- If the instrument is ADJD-notarised, check the July 2023 manual’s maximum validity (3 calendar years; litigation exception for lawyers). Do not apply that number to Dubai by analogy.
- If the concern is stopping a DLD property power of attorney, use DLD’s published free in-person cancellation service facts - and do not claim a public cancellation-status lookup or legal-effect timing DLD does not publish.
- Confirm translation conditions with the specific authority (see the translation guide) rather than assuming one label travels everywhere.
- Treat final acceptance by the bank, land department, vehicle counter, court or foreign receiver as a separate decision.
Questions
Is there a UAE government portal to verify a power of attorney by number?
Not in our SOURCE-REGISTRY. We have not found a single UAE-wide public “verify this POA number” service. What exists are separate published checks - MOFA attestation of seals and signatures, MOFA’s digital route for eligible documents with a verification mechanism, DLD’s cancellation service process facts, ADJD’s published validity cap, and each receiving authority’s own document conditions.
Does MOFA attestation prove the powers in the document are correct?
No. MOFA describes attestation as certifying the authenticity of signatures and seals. It does not state that the service approves wording, legal effect or suitability for a particular transaction.
Can I digitally verify a UAE power of attorney?
Only in the sense MOFA publishes for eligible UAE government digital documents that carry a verification mechanism such as a QR code, barcode, link or reference number, and that fall within the digital attestation route. That is not the same as a public search for every power of attorney.
How do I cancel a Dubai Land Department property power of attorney?

No. The maximum of three calendar years (and the litigation exception for lawyers) is published in ADJD’s July 2023 guidance manual for Abu Dhabi notarisation products. It must not be rewritten as a Dubai or UAE-wide duration rule.
If the seals are attested, will RTA or DLD accept the document?
Not automatically. RTA publishes specific scope wording for vehicle ownership change; DLD publishes that an official power of attorney may stand in for an absent owner on title transfer, without the same wording list on that page. Acceptance is the receiving authority’s decision, separate from MOFA authentication.
What this page does not do
- This page does not invent a UAE-wide public verify-by-number portal. If one later appears in an authority publication, the SOURCE-REGISTRY must record it before the copy changes.
- MOFA attestation authenticates signatures and seals as MOFA describes; it does not prove powers, legal effect or acceptance by any counter.
- DLD cancellation facts are limited to the published free in-person service. We do not state legal-effect timing, effect on acts already done, or a public cancellation-status register - those are not published on the DLD page we cite.
- ADJD’s maximum validity is Abu Dhabi-only and dated to the July 2023 manual. Silence elsewhere is not permission to invent a Dubai duration.
- Scope examples are authority-specific (RTA ownership change; DLD title transfer). Other services and other emirates publish their own conditions.
- Translation requirements differ by authority; see the dedicated translation guide rather than treating one label as universal.
- Fees for MOFA and other stages are shown in applications or on dated authority pages elsewhere. This guide does not invent unsourced fees.
