Using a Nigerian Power of Attorney in the UAE and making a UAE Will remotely
If you are in Nigeria and need someone to handle an asset or transaction in Dubai, Abu Dhabi, Sharjah, Ras Al Khaimah or Fujairah, first obtain the UAE receiver’s required powers. The UAE Embassy in Abuja publishes a specific Nigeria-to-UAE route: a legal document such as a Power of Attorney must be signed before a local notary or legal authority in Nigeria, authenticated by Nigeria’s Ministry of Foreign Affairs, and submitted through the UAE MOFA application with the original-document courier process. A UAE Will is separate, personal and governed by the chosen registry’s eligibility and attendance rules.

The Nigeria-to-UAE route at a glance
The Nigerian execution and authentication steps establish the signatures and seals in the chain. The UAE receiver separately checks the powers, asset details, identity evidence, Arabic translation, originals and age of the document. Embassy and MOFA attestation therefore do not guarantee that a land authority, bank, court, developer, vehicle authority or company will accept a broadly worded instrument.

Nigeria’s Foreign Ministry operates the authentication gate
Nigeria’s Ministry of Foreign Affairs describes its document-authentication service as validating and legalising legal, business and other documents for international use. Its Authentication and Legalisation platform is the official service channel. The UAE Embassy page independently names that Ministry authentication as a prerequisite for a Nigeria-issued document.
Those sources prove the competent foreign-office stage. They do not establish a single Nigerian form for every POA or displace any state-specific deed, stamping or land-registration question. If the document affects Nigerian land or Nigerian legal rights as well as a UAE transaction, Nigerian counsel must identify those separate consequences.
The strongest search terms for this corridor are Nigerian legal English: “Power of Attorney from Nigeria for Dubai”, “notarise POA in Nigeria for UAE”, “Nigeria Ministry of Foreign Affairs authentication”, “special Power of Attorney for Dubai property” and “UAE Will for Nigerian non-resident”. Nigeria is multilingual, but the competent authorities publish this international authentication service in English; this page does not manufacture unofficial Yoruba, Hausa or Igbo legal labels.

UAE Embassy Abuja requires the original and assigns the courier route
The Embassy says one UAE MOFA application covers both UAE Embassy Abuja and UAE MOFA attestation. The applicant selects the Federal Republic of Nigeria as the country of issue, completes payment, and waits for a MOFA-approved provider to arrange collection of the original physical document. The digitally attested copy is delivered by email and the original is returned by courier.
The mission accepts personal and commercial documents through this route except commercial invoices and certificates of origin, which use eDAS 2.0. It says a POA containing commercial content is a commercial document. It also states that bundled apostilles are not accepted and that each document must be handled individually.
A document not issued in Nigeria must be attested through the UAE mission in its country of issue. A person who is physically in Lagos or Abuja should not assume the Nigerian route applies to a document issued by another country.
Draft for the UAE receiver, not for a generic emirate keyword
A Dubai property sale, Abu Dhabi litigation instruction, Sharjah vehicle transfer, RAK company change and Fujairah bank mandate do not use one interchangeable Power of Attorney. The Nigeria authentication chain may be shared; the authority granted is not.
For property, identify the land authority, title, transaction, mortgage or developer involvement and whether the attorney may receive proceeds. For a vehicle, separate sale, transfer, export, registration and receipt-of-money powers. For a company, identify the licence, authority and corporate act. For a bank, obtain the bank’s own wording before the Nigerian notarial appointment.

Search guidance for Nigerians outside the UAE
For a property task, search and ask the receiver about a “special Power of Attorney for Dubai property”, not merely a “general POA”. For company matters, state the licence, share or management action. For a bank transaction, name the account and permitted act without publishing confidential credentials. For litigation, identify the court or tribunal and obtain the required advocacy or filing powers.
“Deed of Power of Attorney”, “donor”, “donee” and “attorney” are also found in Nigerian legal usage, but the UAE receiver may use “principal” and “agent”. Party labels should be defined in the document rather than assumed to carry identical effects between legal systems.
A Nigerian passport, residence outside the UAE, and the country where the document is issued are separate facts. The authentication route follows the issuing country; UAE Will eligibility follows the chosen registry; and UAE transaction acceptance follows the receiver.
Can a Nigerian owner make a UAE Will without travelling?
A Will or last will and testament operates on death. A Power of Attorney operates during the principal’s lifetime. The attorney cannot use the POA to make or sign the testator’s UAE Will.
DIFC Courts publishes that an eligible non-Muslim testator need not be UAE-resident and may register through a virtual appointment, with witnesses joining from anywhere. Abu Dhabi Judicial Department publishes a Civil Will route for a non-UAE citizen regardless of religion, using an English-Arabic template and online notarial attendance after review. Dubai Courts publishes a non-Muslim Will service, but its conditions distinguish online attendance with a valid Emirates ID from passport-only personal appearance.
The route depends on eligibility, citizenship, religion where relevant, assets, children, language and attendance—not Nigerian nationality alone. A Nigerian Will’s effect on UAE assets, or a UAE Will’s effect in Nigeria, is a cross-border succession question requiring qualified advice.

Can I sign a Power of Attorney in Nigeria to sell my Dubai property?
A published Nigeria-to-UAE route exists, but obtain the Dubai receiver’s exact powers first. Nigerian notarisation, Foreign Ministry authentication and UAE attestation do not guarantee acceptance by DLD, a trustee office, developer, lender or bank.
Must a Nigerian POA be notarised before UAE Embassy attestation?
The UAE Embassy in Abuja expressly says a legal document such as a POA must be signed before a local notary or legal authority in Nigeria and then authenticated by Nigeria’s Ministry of Foreign Affairs.
Is the Abuja digital-attestation process upload-only?
No. The application and payment are online, but the Embassy says the original physical document is required and is collected and returned by the approved courier.
Is a company POA treated as a personal document?
Not necessarily. The Embassy states that a POA containing commercial content is considered a commercial document. Use the document category assigned to the actual content.
Can I register a DIFC Will while I am in Nigeria?
DIFC Courts publishes that an eligible testator need not be UAE-resident and may use a virtual registration appointment. Eligibility and asset coverage still require individual review.
Can my attorney sign my UAE Will?
No. The testator must execute the Will through the chosen registry’s process. A POA cannot replace that personal act.
